Define
the scope of the work that you want done. A design professional
may be needed on complex jobs.
Define
what you want in a contractor. Our suggestions:
- someone
you can trust (but don't trust them blindly)
- someone
you're compatible with
- someone
with a lot of experience in your type of project
Find a contractor who seems to best fit your requirements.
-
interview them by phone and in person
- ask
tough questions
- think
twice before hiring the first contractor you meet, or accepting
the cheapest estimate you're given
- check
multiple references
- avoid
hasty decisions
Select
a contractor and negotiate job price and details.
Work
out all the details. Document every decision, selection, and
location. Avoid design-as-you-go. A good contract is a must.
Do
not pay large sums of money in advance unless the funds are
deposited into a Construction Trust Account (Texas law for
residential jobs over $5000).
Insist
on good service, good manners, and sound business practices.
Remember
you are always the customer. Never tolerate coercion or double
talk.
Trust
your instincts and use common sense. Be sure, be sure, be
sure.
Have
a third party architect or a consultant you can call for information
or a second opinion.
